The short answer
Portals bring buyers. Your website wins sellers.
Buyers scroll PropertyGuru and iProperty, where your listing sits next to everyone else’s. Sellers do something different: they look you up before handing over their home. Your site answers three questions, and sellers come first.
Can you sell my home for a good price?
A free valuation, your process, your fee and recent sales.
Do you have what I want — and is it real?
Current listings with full facts, sold ones marked.
Are you registered, and will you reply?
REN number, a real photo and WhatsApp that answers.
Aileen Tan and Kota Realty are made up; the names, prices and registration numbers (REN 00000, E (3) 0000) are placeholders. Her fee sits inside published Malaysian ranges (checked Nov 2026): the maximum for a sale is 3% of the price, and most agents charge 2–3%. See the REN rules before you copy anything.

Header
Put your REN number and firm in the header, not just the footer
It is the first thing a careful seller checks, and marketing in Malaysia should show it anyway. Menu items in the order your money comes in: Sell first, then Buy and Rent. Keep a WhatsApp button visible as they scroll.
Rules checkShow the firm’s name and registration number with your name and REN number on every page and every listing.
Hero
Talk to sellers first — they bring the listings
Buyers find you through portals; sellers find you by checking you out. Name the areas you actually cover, offer a free written valuation, and say there is no obligation. Your own photo with real clients beats a skyline.
Agent tip“Know its price before you list” works because every seller’s first worry is under-selling.

Listings
Show a few current homes with full facts — and say when one sells
Price, type, bedrooms, built-up size and area on every card. Three good listings beat forty stale ones. Mark sold homes “Sold” with how long it took instead of deleting them: it is proof for the next seller.
Rules checkOnly advertise homes you have written authority from the owner to market. Take a listing down the day it is withdrawn.
Selling with me
How your home gets sold
My fee: 2.5% of the final sale price, paid only when it sells. No upfront marketing fee.
How I sell
Explain the process and the fee in one place
A seller is choosing between you and three other agents. Four steps tell them what they get. Your commission, stated plainly, removes the awkward first question — and most agents won’t say it online.
Rules checkThe maximum for a sale is 3% of the price. Whatever you show here must match the written appointment the seller signs.
Recently sold
Shown with each owner’s permission. No unit numbers.
Proof
Recent sales beat “top agent” badges
Type, area, days to sell and price against asking. That is what a seller wants to know: can you sell homes like mine, quickly, near the price? Keep it to your own deals.
Rules checkOnly deals you handled, shown with the owner’s permission. Leave out unit numbers and owner names.
Areas I know street by street
Area pages
One page per area is how you get found on Google
“House for sale Ayer Keroh” is searched by buyers and sellers alike, and portals bury you on it. A page per area with recent prices, schools, traffic and what sells is something only a local agent can write.
Agent tipStart with the area you sell most in. See getting found on Google.
Your agent

Melaka-born, selling homes here since 2014. I grew up in Bukit Beruang and still live there.

About the agent
Show the person, the tag and a way to check it
Sellers are handing a stranger the keys to their biggest asset. A real photo, how long you have sold here, your languages, and a link to verify your registration answer “can I trust you?” better than any slogan.
Agent tipWrite it in the first person if you work alone. Keep it to three lines here; the full story goes on About. See About Us pages.
Reviews
Your Google score, linked, not three hand-picked quotes
Everyone knows a website shows only its best reviews. A live score with a link to all of them is more believable — and it pushes people to the profile Google uses for local search.
Agent tipAsk for a review the day the keys change hands. See getting Google reviews.
Before you pay anyone
How to check it’s really me
I will never
✕Ask for money before you have viewed the home✕Ask you to pay into a personal account✕Rush you to “pay today or lose it”Check me in 30 seconds
Where your deposit goes: only to Kota Realty’s client account or the lawyer handling the sale. You always get an official receipt.
Prove you’re real
Tell buyers how to check you, and what you will never ask for
Rental and listing scams follow one script: a copied listing, a “deposit to hold it” before any viewing, paid into a personal account. Say plainly that you never do that, where deposits really go, and give three checks a buyer can make without trusting you. Scammers can copy your photos, but not your agent number, your firm’s office line and the same identity on every portal.
Agent tipAdd a 1-minute video tour to each listing with you on camera inside the home. A scammer working from copied photos can’t make one. Use an email on your own domain, not a free address.

Describe the life, not the adjectives

Next step
End with similar homes — and a line for owners
A buyer who doesn’t like this one stays on your site. A neighbour who is curious about prices becomes a valuation request. Every listing page is quietly also a seller page.
The same page on a phone
Most buyers will see it here first
Listings get opened from a WhatsApp forward, a portal link or a Facebook post, nearly always on a phone. Build the phone version first, then widen it.
Photo first, swipe for the rest
One big photo with the count, so buyers know there are 18 more. No grid of tiny thumbnails to pinch.
Price and the deal-breakers above the fold
Price, size, tenure and title before the description. A buyer who needs freehold or non-Bumi knows in two seconds.
A bar that never scrolls away

A free valuation page sellers actually fill in
The most valuable page on the site. Every seller lead starts here, so it has to feel useful, not like a trap.
Free · written · no obligation
What is your Melaka home worth?
A written price range based on recent sales near you, in 2 working days. You are not asked to list with me.
Headline
Promise the answer, the format and the timing
“Free valuation” alone sounds like a sales trap. “A written price range in 2 working days, no obligation” tells the seller exactly what they get and that they stay in control.
Form
Six fields, and “when might you sell?” is the important one
No unit number or IC at this stage. The timing question tells you who to call first: “in the next 3 months” is a hot lead; “just curious” gets the report and a follow-up in six months.
Agent tipTrack every submission as a conversion. See Google Analytics for small business.
What you get
What you get
Show the report before they ask for it
Comparable sales with dates prove the range isn’t a number picked to win the listing. Sellers who see the method trust the price — and the agent behind it.
If you decide to sell
2.5% of the final price, only when it sells. Agreed in writing before any marketing starts. Your lawyer’s fees and stamp duty are separate — I’ll show you the estimate.
Costs
Close with the fee and the other costs
Sellers worry about the total, not just your share. Saying what is separate (lawyer, stamp duty) and offering an estimate is a reason to talk to you rather than the agent who stayed vague.
Rules checkCommission must be agreed in writing in the appointment form before you market the property.

Beyond the pages
Six things that quietly lift listings and viewings
Not pages, but they decide whether a visitor who is ready actually gets in touch — and whether you can tell it worked.
On a phone
A bar with Call and WhatsApp that stays on screen
Most property searches happen on a phone, often parked outside the house. Two thumb-sized buttons beat any form.
Portals
Link every portal listing back to your own site
Put your site in your portal profile and listing descriptions where allowed. Buyers who like you can see everything else you have.
A Google Business Profile with your area in it
Photos of sold homes, your hours and a link to the valuation page. It is often the first thing a seller sees.
Speed
Compress the photos
Eighteen phone photos per listing can make a page crawl. Resize and convert to WebP before uploading.
Freshness
Take sold and withdrawn homes off sale the same day
A buyer who asks about a home sold last month won’t trust the rest of your listings.
Tracking
Count valuation requests, not visits
Set up valuation form submissions and WhatsApp taps as conversions. See Google Analytics for small business.
Malaysia only
Before you publish: the REN rules
Estate agency in Malaysia is regulated by BOVAEP (also called LPPEH) under the Valuers, Appraisers, Estate Agents and Property Managers Act 1981. A website is marketing, so the same rules as your flyers and portal listings apply.
Firm name and registration number
On every page and listing — the registered estate agency you work under, e.g. “E (3) 0000”.
Your name and REN number
Next to the firm, on every page and listing. Add a link to check it on the BOVAEP register.
Written authority from the owner
Before a home appears on your site. Take it down when the authority ends.
Your fee, if you show it
Within the 3% maximum for a sale, and matching what the seller signs.
What to leave out
Listings you aren’t appointed for
Copying another agent’s listing or photos to get calls.
Promises you can’t keep
“Guaranteed sale in 30 days” or “highest price in Melaka”.
Working as if you were the firm
A REN works under a registered agency. Don’t present yourself as an independent agency.
Foreign property without approval
Overseas projects marketed in Malaysia need a BOVAEP approval number shown.
Summary from PropertyGuru and PropCashflow. Checked Nov 2026. This is not legal advice — check current requirements with your registered estate agent and BOVAEP before you publish.

Five things that lose listings
“Call for price”
Buyers skip it on portals and on your site.
Forty stale listings
Half of them sold months ago. One wrong answer and they leave.
A site that is only for buyers
No valuation page means no seller leads, and sellers are where your income starts.
No REN number in sight
Careful sellers check, and the rules expect it anyway.
Only a mobile number and a Gmail
No office address, no firm line, no way to check. To a buyer who has heard of scams, that looks exactly like one.
Agents’ questions
Property agent website questions
What should a property agent website include?
A homepage that speaks to sellers first, a free valuation page, a short list of current listings with full facts, one page per area you cover, recent sales you handled, your REN number and firm registration, your real photo, and a WhatsApp button that carries the listing reference.
Do property agents need a website if they already use portals like PropertyGuru?
Portals bring buyers, but every listing sits next to a competitor’s. Your own site is where sellers check you before they hand over a listing, and where area pages can rank for searches like “house for sale Ayer Keroh”. Use both: link each portal listing back to your site.
Must a REN show their registration number on their website?
Yes. Marketing for property in Malaysia should show the firm’s name and registration number with the negotiator’s name and REN number. Put them in the header or footer of every page and on every listing. Check current requirements with your firm’s registered estate agent and BOVAEP.
How can buyers tell a property agent is genuine and not a scammer?
Check the REN number on the BOVAEP register, call the firm’s office line to confirm the agent works there, and view the home before paying anything. A genuine agent never asks for a deposit before a viewing, and deposits go only to the firm’s client account or the lawyer, with an official receipt. On your own site, say all of this in a short “how to check I’m real” block.
Should a property agent show commission on their website?
It helps sellers decide. The maximum for a sale is 3% of the price; most agents charge 2–3%. Say what you charge, when it is paid and what it covers, and confirm it in the written appointment.
How much does a property agent website cost in Malaysia?
It depends on how many area pages you need and whether listings are added by hand or pulled from a feed. See website design price in Malaysia for current ranges.
Sell property? Let’s get you more listings.
Whether you have a website or not, there’s a next step for you.
